DESCRIPTION

This is a County-initiated request for a LDC Text amendment to amend Chapter 2 to set garage setbacks for townhouses; amend Chapter 3, Section 303, to clarify the approval process for multi-family townhome developments; and amend Chapter 4, Selected Area Plans, to specify development standards for townhomes. State law requires one Planning Commission hearing, which was held on March 6, 2024. The Planning Commission voted 6-0 to recommend approval.

 

Section 163.3202, Florida Statutes (F.S.) requires the Board to adopt Land Development Code (LDC) regulations consistent with the implementation of the Polk County Comprehensive Plan. Amendments to the LDC require two public hearings before the Board to be adopted. This is the first of the two hearings. The adoption hearing is set for April 16, 2024.
