DESCRIPTION
This is an applicant-initiated ordinance amending the Land Development Code to amend Chapter 4 of the Land Development Code, Section 401.06 D. Modified Land Use Requirements, 12, c. to allow a higher percentage over the 15% Employment Center-X (ECX) area cap with a Planned Development. Alternatively, the 15% cap can be exceeded and be permitted 25 du/acre if parallel connector roads to US 27 are provided and amend Table 4.19 to remove the bonus point requirement in ECX for residential densities; providing for severability; and providing for an effective date. This request is related to LDCPAL-2022-26. On June 2, 2022, the Planning Commission voted 7-0 to recommend approval to the Board.
Section 163.3202, Florida Statutes (F.S.) requires the Board to adopt Land Development Code (LDC) regulations consistent with the implementation of the Polk County Comprehensive Plan. Amendments to the LDC require two public hearings before the Board to be adopted. This is the second of the two hearings.
