Accept Quit Claim Deed from GLK Real Estate LLC, for additional right-of-way along FDC Grove Road and Park Place. (No fiscal impact)

DESCRIPTION
GLK Real Estate LLC is the developer of a residential subdivision known as Cascades located generally to the west of FDC Grove Road in northeast Polk County. A plat for Cascades Phases 1A and 1B was recently approved by the City of Haines City and subsequently recorded in Plat Book 193, at Pages 37 through 52, Public Records of Polk County. The development lies adjacent to FDC Grove Road and Park Place Boulevard which are both county-maintained roadways. Due to the fact that the existing right-of-way for FDC Grove Road and Park Place Boulevard are not up to current county road classification standards three tracts identified as Tract “DD”, Tract “FF” and Tract “GG”, were reserved by the developer to be conveyed by separate instrument to the county as additional right-of-way. GLK Real Estate LLC has executed and delivered a Quit Claim Deed to the County for the above-mentioned tracts. Accepting the Quit Claim Deed will give the County the right-of-way needed to upgrade the existing rights-of-way for FDC Grove Road and Park Boulevard, lying adjacent to the development, to meet current road classification standards.
RECOMMENDATION
Request Board accept the aforementioned Quit Claim Deed.
