DESCRIPTION

As a result of proposed residential development located within the municipal limits of the City of Winter Haven which is adjacent, and connecting, to County roadways, the County, through its Development Review Process has requested additional right-of-way along West Lake Eloise Drive and Eloise Loop Road in order to bring the rights-of-way adjacent to the subject site up to current road classification standards.  Additionally, the developer, Forestar (USA) Real Estate Group Inc. (“Forestar”) is constructing a roundabout at the intersection of Eloise Loop Road and West Lake Eloise Drive to satisfy the improvements needed to the intersection to accommodate the increase in traffic volumes associated with the development.  The intersection improvements will necessitate additional right-of-way for the operation and future maintenance of the roundabout.  Forestar has executed and delivered a Quit Claim Deed to the county for the additional right-of-way.  Accepting the Quit Claim Deed from Forestar will give the county the right-of-way needed to upgrade the existing right-of-way to meet current road classification standards and for the intersection improvements.

RECOMMENDATION

Request Board accept the afore-mentioned Quit Claim Deed.
