DESCRIPTION

The County has leased a portion of property, and associated building, owned by NALCREST, located East of Lake Wales for use by Fire Rescue as a fire station site, since September of 2012. The lease has been amended five times since that time to extend the term and modify the lease rates. The lease, as most recently amended, expires on September 30, 2024. The County contacted NALCREST and requested to extend the lease for an additional five-year period. The additional time will allow for the continued use of the property and building until such time as a proposed replacement fire station along Boy Scout Road can be completed and operational. NALCREST has agreed to an extension of the lease term and has requested a new lease rate of $2,100 per month, or $25,200 annually, with an annual increase of 5 percent, along with a transfer of maintenance responsibilities of the HVAC system to the County.  They have executed a Sixth Amendment to Lease Agreement No. 306 for a five-year term commencement October 1, 2024 with all provisions, except the lease rate and HVAC maintenance responsibilities, remaining the same as the current lease. Approving the Sixth Amendment to Lease No. 306 will allow the County’s Fire Rescue Division to continue to use the property and building to provide the fire rescue services for the area.

RECOMMENDATION

Request Board approve the aforementioned Sixth Amendment to Lease Agreement No. 306.

FISCAL IMPACT

Funds are budgeted and available for the lease payments in the Fire Rescue Fund.
