SUBJECT

title

Public Hearing (LDCDD-2024-4/ Lake Ashton II CDD Boundary Amendment) to consider the adoption of an applicant-initiated ordinance to add non-residential property to an existing Community Development District (CDD) located in the cities of Lake Wales and Winter Haven that was originally adopted by the Board prior to annexation.

DESCRIPTION

The Lake Ashton II Community Development District (CDD) was adopted by the Board in 2005.  The CDD is currently located within the city of Winter Haven. The District currently covers approximately 507 acres of land. The addition includes four parcels that combine to approximately 16.78 acres. The properties are within the city of Lake Wales. The city of Lake Wales approved the modification to the boundary in November of 2023. These properties do not contain any residential development and consist of three (3) golf course holes and small portions relating to the clubhouse. The location of the properties are provided in the staff report exhibits.

The Board of County Commissioners is required pursuant to Section 190.046 F.S. to hold a public hearing to decide upon amending of a CDD.  This amendment involves no new residential properties and is completely within a city’s jurisdiction; therefore, evaluation of the six criteria found in Section 190.005, is not essential.
