Approve Land Purchase Agreement between Marian Lichtler and Polk County for the purchase of conservation preservation property, North Walk-in-Water Creek area. ($5,500 one-time expense)

DESCRIPTION
The real estate agent for the owner of a parcel of land located to the north of State Road 60 and to the east of Lake Wales contacted County staff to inquire if the County had any interest in purchasing the property. The property, identified as Parcel ID Number 293002-000000-043230, is a vacant parcel containing approximately 1.25 acres. County staff reviewed the parcel and determined that the property is located in the vicinity of the North Walk-in-Water Creek wetland reserve and park. Additionally, the property is in the immediate vicinity of multiple properties already owned by the County in the area many of which were recently purchased in conjunction with a recommendation by the CLASAC Committee. Acquiring the parcel would allow it to be incorporated into, and aide in the overall land management of, the area. Discussions with the owner, Marian Lechtler, through her agent have resulted in a proposed purchase price of $5,500 for the property and she has executed a Land Purchase Agreement. Approving the Land Purchase Agreement will allow the County to purchase and take ownership of the property to be incorporated into the existing conservation preservation area and aid in the overall land management of the area.
RECOMMENDATION
Request Board approve the afore-mentioned Land Purchase Agreements and authorize the issuance of checks totaling $5,500 for the purchase as follows: 1.) Check payable to Florida Realty Results for the real estate commission in the amount of $595 and 2.) Check payable to Marian Lichtler for the balance of the purchase price in the amount of $4,905.
FISCAL IMPACT
Funds are available for the purchase of the property in the Environmental Lands Acquisition Fund.
