DESCRIPTION

This is an Applicant-initiated request to amend Chapter 4, Section 401.06.E in the North Ridge Selected Area Plan (SAP) to (1) increase allowable area for Gas Stations from 20% to 30%, with allowances for higher percentage with a Level 3 Conditional Use, (2) amend signalized intersection of a principal arterial road to with direct access to a principle arterial roadway via an internal road network and, (3) to modify the retail cap for Professional Institutional-X (PIX) and (4) add a limitation for Retail in the PIX of 30% without a Level 3 Conditional Use for property located within the North Ridge Selected Area Plan (SAP).

 

State law requires one Planning Commission hearing, which was held on September 10, 2025, with a recommendation of 7:0 for approval of the amendment. Section 163.3202, Florida Statutes (F.S.) requires the Board to adopt Land Development Code (LDC) regulations consistent with the implementation of the Polk County Comprehensive Plan.  Amendments to the LDC require two public hearings before the Board to be adopted.  This is the first of the two hearings.

 

RECOMMENDATION

Approve on second reading on February 17, 2026.
