Accept Quit Claim Deed from CH Dev LLC for right-of-way for Hughes Road. (No fiscal impact)

DESCRIPTION
The owner of a tract of land located along Hughes Road in the Haines City area is in the process of establishing a Family Homestead through the Land Development process. During the course of that process it was discovered that the property is situated such that it does not have sufficient access to the right-of-way for the adjacent County roadway known as Hughes Road. The property is located right at a point where Hughes Road curves sharply to the south and it appears that due to the fact that the right-of-way is very limited in this area the property has very little, if any, contiguous frontage along the roadway. The property located to the south, which also front Hughes Road, is owned by a CH Dev LLC who has future plans to develop the property. When the development moves forward additional right-of-way would need to be conveyed to the County to bring the right-of-way up to current road classification standards which would likely resolve the access issues associated with the family homestead property; however, the timing of the development is unknown at this time. County staff contacted the developer and requested a small additional right-of-way parcel at the curve of Hughes Road for the purpose of providing access to the homestead property. The developer has agreed to the request and has executed and delivered a Quit Claim Deed to the County for the additional right-of-way parcel. Accepting the Quit Claim Deed from the CH Dev LLC will give the County additional right-of-way for Hughes Road in an effort to provide access to the owner of the family homestead property.
RECOMMENDATION
Request Board accept the aforementioned Quit Claim Deed.
