DESCRIPTION

CH Dev Bradbury, LLC is the developer of a multi-phase residential subdivision known as Bradbury Creek located to the south side of Hinson Avenue and to the east of Power Line Road.  Plats for Bradbury Creek Phase 1 and Bradbury Creek Phase 2 were recently approved by the City of Haines City and subsequently recorded in Plat Book 201, at Pages 8 through 15 and Plat Book 202, at Pages 37 through 43, respectively.  The development lies adjacent to Hinson Avenue, Bradbury Road and Robinson Road which are county-maintained roadways.  Due to the fact that the existing rights-of-way for said County roadways are not up to current county road classification standards, right-of-way tracts identified as A-1 and A-2 on the phase 1 plat, and tract A-1 on the phase 2 plat are to be conveyed by separate instrument as additional right-of-way.  CH DEV Bradbury, LLC, has executed and delivered a Quit Claim Deed to the County for the above-mentioned tracts.  Accepting the Quit Claim Deed will give the County the right-of-way needed to upgrade the existing rights-of-way for Hinson Avenue, Bradbury Road and Robinson Road, lying adjacent to the development, to meet current road classification standards.

RECOMMENDATION

Request Board accept the aforementioned Quit Claim Deed.
