DESCRIPTION

The Gardener Trails Community Development District (CDD) is for 430 dwelling units on approximately 160.28 acres, located next to Poinciana, south of Chinook Road, north of Halibut Road, east of Caspian Road, and east of the City of Haines City, in Section 34, Township 27, Range 28.

Section 190.046, Florida Statutes (F.S.) requires the Board to adopt an ordinance enacting Community Development Districts within its jurisdiction. The Land Development Division received a complete Petition to establish the Gardener Trails CDD on December 4, 2025. The petition has met the special advertising requirements of Chapter 190, Florida Statutes.

The Board of County Commissioners is required to hold a public hearing to decide upon the establishment of a CDD, pursuant to Section 190.046 F.S. The Board must consider six criteria found in Section 190.005, F.S. explained in the staff report.

 

RECOMMENDATION

By voting to approve, the Board finds affirmative for items (1), (3), (4), and (6); find in the negative for items (2), and (5) under Section 190.005, F.S; and adopts an ordinance.
