DESCRIPTION
This is an applicant-initiated request for property located within the North Ridge Selected Area Plan (SAP) to amend Policy 2.131-Q4.L.c.(g) to change the retail and commercial limitation from 25 percent to 30 percent of the Professional Institutional-X (PIX) district with allowances for higher percentage with a Level 3 Conditional Use.
State law requires one Planning Commission hearing, which was held on September 10, 2025, with a recommendation for approval (Vote 7:0). A transmittal hearing was held on November 4, 2025 and the BoCC approved transmittal to the Florida Department of Commerce. This is the adoption hearing.
