DESCRIPTION

Lennar Homes, LLC is the successor to the developer of a residential subdivision known as Cypress Point at Lake Parker along the north side of US Highway 92 (Memorial Boulevard) between Lake Parker Drive East and Fairway Avenue.  The plat for Cypress Point at Lake Parker was approved by the City of Lakeland and subsequently recorded in Plat Book 207, at Pages 13 through 18.  The development lies adjacent to Lake Parker Drive East and Fairway Avenue which are county-maintained roadways.  Due to the fact that the existing rights-of-way for said County roadways are not up to current county road classification standards, right-of-way tracts identified as RW-1, RW-2, RW-3 and RW-4 on the plat are to be conveyed to the County by separate instrument as additional right-of-way.  Lennar Homes has executed and delivered a Quit Claim Deed to the County for the above-mentioned tracts.  Accepting the Quit Claim Deed will give the County the right-of-way needed to upgrade the existing rights-of-way for Lake Parker Drive East and Fairway Avenue, lying adjacent to the development, to meet current road classification standards.

RECOMMENDATION

Request Board accept the aforementioned Quit Claim Deed.
