Authorize a County Deed to LHRV Park, LLC for the conveyance of a portion of an unassessed parcel at the end of Catfish Street. (No fiscal impact)

DESCRIPTION
The owner of multiple parcels located at the end of Catfish Street, LHRV Park, LLC (LHRV), contacted the county regarding a portion of unassessed property which is bisecting its properties. A review of the area has revealed that the subject area was acquired by the County in conjunction with the Catfish Street (f/k/a Parker Drive NE) right-of-way conveyance. However, based on the current ownership and asphalt configuration the portion at the end of Catfish Street was paved by LHRV and is essentially utilized as a driveway and parking area associated with the LHRV property and not for the county roadway. Additionally, there is a concrete parking area associated with the LHRV properties that is currently encroaching into the area. LHRV has requested the county convey its interest in that portion of the unassessed property lying between its properties so that it can fully utilize the area without any encroachments. The Roads and Drainage Division has reviewed the request and has no objections to the request as the subject area is not needed in conjunction with Catfish Street. Authorizing a County Deed for the conveyance of the county’s interest in the subject area to LHRV Park, LLC will allow for the assemblage and full utilization of the area by the adjacent owner and remove any clouds on the title caused by the encroachments.
RECOMMENDATION
Request Board authorize the aforementioned County Deed to LHRV Park, LLC.
