DESCRIPTION
On October 21, 2025, the Board authorized staff to enter into contract negotiations with Rodda Construction, Inc. to provide CMAR services for the construction of a proposed Sheriff's Office/Polk County joint-use warehouse & Facilities Management Administration Building. The total square footage of the project is approximately 120,000 SF which includes a 112,500 SF main building and a 7,500 SF secondary building. Within the main building 10,000 SF will be for emergency storage, 10,000 SF for Facilities Management Offices and 92,500 SF for the Sheriff's Office storage needs.
The CMAR's role includes:
1. Pre-construction phase services include working with the design consultant, The Lunz Group, LLC and county staff by providing construction cost estimating, value engineering suggestions, constructability reviews; set up and manage pre-bid conferences with sub-contractors, bid solicitation services, along with set up and managing pre-award meetings with sub-contractors. The fee will not exceed $39,050.00.
2. After pre-construction services are complete, the Construction Manager will present to the County a Guaranteed Maximum Price (GMP) to construct a new Sheriff's Office/Polk County joint-use warehouse & Facilities Management Administration Building. This additional cost will be brought back to the Board for approval as an amendment to this agreement before construction services begin. The Construction Manager shall furnish and pay for all services, materials, and labor to fully perform and complete the construction of the work.
