DESCRIPTION
The County is the owner of a parcel of land, identified as Parcel ID Number 272612-000000-014070, which until recently was the site of a fire rescue station known as the Loughman Fire Station. The property was acquired in July 1976 from the Loughman Volunteer Fire Department, Inc. (“Loughman”), by a Quit Claim Deed which was recorded in O.R. Book 1701, at Page 1508, Public Records of Polk County, Florida for use as a fire station. The County recently constructed a new fire station along US Highway 17/92 as a replacement station and the use of the property listed above for a fire station was discontinued. The Quit Claim Deed which conveyed the property to the County contained a condition that in the event the County discontinues the use of the property as a fire station site then the Grantor has the right to a reconveyance of the title upon demand. The County contacted representatives of Loughman during the construction of the new station to request a release of the reconveyance condition and they have agreed to the request. The surviving officers of Loughman have executed and delivered a Quit Claim Deed to the County for the purpose of releasing the reconveyance condition contained in the vesting deed. Accepting the Quit Claim Deed from Loughman will release the condition on the title which will allow the County to remove the existing structure so that the property can be utilized as additional right-of-way for CR 54 (Ronald Reagan Parkway)
RECOMMENDATION
Request Board accept the aforementioned Quit Claim Deed.
