DESCRIPTION
The County acquired a fee interest in Parcel ID Number 252812-339800-000173 through a Tax Deed dated November 12, 1992, which was subsequently recorded in Official Records Book 04351 at Page 1984. The property is a very narrow, approximately 1.5-foot wide, strip of land containing approximately 150 square feet located between two residential home sites to the west of Lake Jessie Drive in the Winter Haven area. Due to the size, shape and location of the subject parcel it is only of use and benefit to one of the two adjacent property owners. The property owner to the west of the County owned parcel, Sharon L. Phillips, Trustee, contacted the County regarding the possibility of purchasing the property in order to assemble with her property. County staff reviewed the property and contacted the adjacent property owner to the east who stated that he has no interest in purchasing the parcel and has provided written consent to a conveyance to Mrs. Phillips. The County requested, and Mrs. Phillips has agreed to pay the Property Appraiser's assessed value of $100 for the conveyance of the County's interest in the parcel.
Florida Statutes allow for the disposal of County-owned real property by declaring the property surplus and authorizing its private conveyance. Declaring the subject parcel surplus and authorizing the sale will allow the adjacent property owner to purchase the parcel, place it back on the tax roll and remove the property from the County Land Inventory. The subject parcel is being transferred in "as is" condition and the conveyance of the property will be by County Deed.
