DESCRIPTION
The County acquired a fee interest in Parcel ID Number 272934-000000-043580 through escheatment process by a Tax Deed dated May 29, 1992, which was subsequently recorded in Official Records Book 5300 at Page 2287. The parcel is a rectangular shaped parcel, containing approximately 7,000 square feet, located to the east of Northside Drive West in the Lake Wales area. The owner of the property to the east and south of the subject parcel, R-MIR Properties, LLC, a Florida limited liability company, recently contacted the County and expressed an interest in purchasing the property. The property was reviewed by the appropriate County divisions, and it was determined that there is not a County need or use for the property. Additionally, the parcel does not appear to have independent or developable/buildable access and as such is only of use and benefit to the adjacent property owners. The County contacted the owner of the only other adjacent property who did not express an interest in purchasing the property. The County requested, and the adjacent owner has agreed to pay, the amount of $10,000 based on an in-house valuation utilizing available data, for the conveyance of the County's interest in the parcel along with the applicable recording fees and documentary stamp taxes.
Florida Statutes allow for the disposal of County-owned real property by declaring the property surplus and authorizing its private conveyance. Declaring the parcel surplus and authorizing its sale will allow the owner of the adjacent property to purchase the subject property, place it back on the tax roll, remove the property from the County Land Inventory and allow the County to cease any maintenance activities associated with that portion of property.
