DESCRIPTION

In July of 1986 Agri-Leis Corporation granted to the County a Drainage Easement which was recorded in O.R. Book 4916, at Pages 1957 and 1958, Public Records of Hillsborough County, Florida.  The easement was associated with drainage facilities in conjunction with County Line Road and primarily runs north and south along the west side, and parallel to, the roadway; however, a portion of the easement extends to the west into a former low area.  CLF One, LLC is the current owner of the property, now identified as Lot 1 of a commercial plat known as County Line Business Park, which is encumbered by a portion of the easement.  The owner is in the process of developing the property into a warehousing development through the City of Plant City.  A representative for the owner contacted the County and requested a release of the easement which encumbers Lot 1 of the development.  The drainage associated with the easement is being accommodated by the development and the low area at the end of the subject easement portion no longer exists.  The Roads and Drainage Division and County Engineer have reviewed the request and have approved the partial release of the easement.  Approving the Partial Release of Easement will release the encumbrance of the drainage easements on Lot 1 which will allow the property owner to move forward with its development plans.

RECOMMENDATION

Request Board approve the aforementioned Partial Release of Easement.
