DESCRIPTION
On January 6, 2026, the Board entered into an agreement with Rodda Construction, Inc. to provide CMAR services for the PCSO-PC Joint-Use Warehouse & Facilities Management Administration Building, which included preconstruction services in the amount of $39,050.00. This project is comprised of constructing a Sheriff’s Office/Polk County joint-use warehouse & Facilities Management Administration Building. The total square footage of the project is approximately 120,000 SF which includes a 112,500 SF main building and a 7,500 SF secondary building. Within the main building 10,000 SF will be for emergency storage, 10,000 SF for Facilities Management Offices and 92,500 SF for the Sheriff’s Office storage needs.
The preconstruction services are now complete, and Facilities Management is requesting Board approval for the GMP Addendum to construct the project in the amount of $29,978,532.00. In accordance with Resolution 2026-052, $500,000.00 is included in the GMP total for allowance work.
The GMP Addendum provides 350 calendar days from the Notice to Proceed to substantial completion and 30 calendar days after substantial completion to final completion. The GMP Addendum also provides 57 days of allowance time.
RECOMMENDATION
Request Board approve Construction Manager at Risk (CMAR) Agreement 2026-006, Guaranteed Maximum Price (GMP) Addendum with Rodda Construction, Inc., for the PCSO-PC Joint-Use Warehouse & Facilities Management Administration Building in the amount of $29,978,532.00.
FISCAL IMPACT
Funds in the amount of $29,978,532.00 are available in the General Capital Improvement Fund.
