DESCRIPTION
The County is the owner of an 80-foot wide strip of land, identified as Parcel ID Number 272620-705500-040192, running south off of Crescent Road to the east of US Highway 27 and north of the Cottonwood Fire Rescue Station. The parcel was conveyed to the County in June of 2009 in conjunction with a proposed development at the time as right-of-way for a proposed roadway corridor known as Holly Hill Road Extension; however, the original development plans never materialized and the property has subsequently changed hands multiple times. The current owner, GPK LIC II, LLC, has new plans to develop the property and contacted the County requesting that the strip of property, which is bisecting its planned development, be conveyed back to it for use in its development. The portion of the Holly Hill Road Extension corridor associated with the subject strip is no longer being considered by the County due to, among other things, development in the area so the strip is no longer needed for that purpose. Additionally, the County is requesting a public access corridor from north of the fire station to Minute Maid Ramp Road 1 through, and in conjunction with, the development approval process. Authorizing a County Deed to GPK LIC II, LLC for the subject strip will return the property to the successor in title to the developer who originally conveyed the property to the County which will allow the current owner to fully utilize the area in conjunction with its proposed development plans.
RECOMMENDATION
Request Board authorize the aforementioned County Deed for the conveyance of the County’s interest in the subject parcel, including interests that may otherwise be reserved by Florida Statute.
