DESCRIPTION
The County acquired a fee interest in Parcel ID Number 242822-000000-041015 through an Escheatment Tax Deed dated January 9, 2006, which was subsequently recorded in Official Records Book 06651 at Page 235. The parcel is a vacant, very narrow, rectangular shaped parcel, measuring approximately 16-feet wide and containing approximately 3,050 square feet, located along the south side of a private roadway known as Fairway Drive in the Skyview area near Lakeland. Due to its size and shape the property is not a buildable parcel and as such is only of use and benefit to the adjacent property owners. Hulbert Homes, Inc., a Florida corporation ("Hulbert") owns multiple properties in the area and recently acquired the property adjacent to the east of the subject parcel. Representatives for Hulbert contacted the County and expressed an interest in purchasing the parcel to assemble with its properties. The County contacted the owner of the remaining adjacent property who did not express an interest in the parcel. Additionally, the property was reviewed by the appropriate County divisions, and it was determined that there is not a County need or use for the property. The County requested, and Hulbert has agreed to pay, the Property Appraiser's assessed value of $1,618 for the conveyance of the County's interest in the parcel.

Florida Statutes allow for the disposal of County-owned real property by declaring the property surplus and authorizing its private conveyance. Declaring the parcel surplus and authorizing its sale will allow the adjacent property owner to purchase the property, place it back on the tax roll, remove the property from the County Land Inventory and allow the County to cease any maintenance activities associated with that property.
