DESCRIPTION

This is a County-initiated request for a LDC Text amendment to amend Chapter 2 to clarify garage setbacks for townhouses; amending Chapter 3, Section 303, to clarify the approval process for multi-family townhome developments; and amending Chapter 4, Selected Area Plans, to specify development standards for townhomes. These changes will clarify existing standards as they pertain to townhomes as multi-family developments. State law requires one Planning Commission hearing, which was held on March 6, 2024.

Section 163.3202, Florida Statutes (F.S.) requires the Board to adopt Land Development Code (LDC) regulations consistent with the implementation of the Polk County Comprehensive Plan. Amendments to the LDC require two public hearings before the Board to be adopted.

RECOMMENDATION

Request Board set the first reading on April 2, 2024, at 9:30 a.m. and the second reading on April 16, 2024, at 9:30 a.m
